Boise Housing Agency Remodeling Homes for Low-Income Residents

Affordable housing is taking a different turn in Boise, Idaho. A housing agency called Neighborhood Housing Services is buying older homes in established neighborhoods, remodeling them and selling them to qualifying low- and moderate-income families (at or below 80% of the area median income). The idea is to provide affordable, low-maintenance homes to people who want to be homeowners and begin building their credit.

The non-profit agency has been around for about 30 years, helping people locate affordable housing. The new project, however, focuses on helping people own their own home and at the same time improving area neighborhoods. To keep costs down, the agency looks for homes that are stable and focus on maintenance items during the remodeling process, such as plumbing, wiring, roofing, heating and air-conditioning. You won't see high-end finishes like granite counter tops, but the homes will provide safe, affordable and maintenance-free housing for low- and moderate-income families.

With interest rates at an all-time low, the agency feels this is a good time for limited-income families to be able to purchase a home of their own. Along with low interest rates, keeping the price affordable is equally important. For families who qualify for a home loan, it also means they can purchase a home that will not require more money to fix and repair for several years.

The agency eventually plans to expand the program by letting community donors get involved. This could result in increasing the inventory of refurbished homes and also allow the donors to share in the proceeds from home sales. But for now, they are starting small, building well, and helping more families in the Boise area become property owners.
